In fact, many states in the country do not require licensing. How do you choose among the many home inspection firms on the market? Primarily, by asking some very important questions of a prospective company to determine their qualifications. What is their background and training in the home inspection industry? A superior inspector will:

• Invite you to attend the inspection.
• Spend between 2 and 3 hours with you on the property.
• Traverse the roof, attic, and crawlspace.
• Open the electrical distribution panel.
• Check the furnace heat exchanger.
• Operate installed equipment and appliances.
• Report visual evidence of basement/crawlspace water leakage.
• Check for visual evidence of toxic substances.
• Look for woodborers and rot.
• Identify problems in major or minor groupings (major problems are those that cost $500 or greater to repair or constitute a significant safety hazard).
• Inspect the fireplace and flue if accessible.
• Project a five year systems and component budget.
• Compares the condition of the house to its peers (i.e. above average, average, or below average compared to similar houses?)
